Where the Beam Has to Sit

A photo eye pair is a transmitter on one track and a receiver on the other, shooting an infrared beam across the doorway a few inches off the concrete. While that beam is unbroken the opener will close the door. Break it and the door stops and goes back up. That is the whole mechanism, and it is the reason a garage door can be a safe thing to have in a house with small children in it.

UL 325 sets the mounting height at no more than six inches above the floor, measured to the beam rather than to the top of the housing. That number has been in the standard since photo eyes became mandatory on residential openers in 1993. We set ours at around five inches, because brackets settle and a little margin means a door that was compliant on the day of the visit is still compliant in five years.

Why Height Is The Thing We Check First

A sensor at knee height is not faulty. That is what makes it dangerous. It passes every informal test a homeowner would think to run, because a hand or a leg at waist level breaks the beam every time. What it will not catch is a toddler on the floor, a dog stretched out in the sun, or a bicycle wheel poking into the opening, and those are the exact scenarios the six inch figure was chosen to cover.

We see the height wrong for three ordinary reasons.

What We Actually Do On The Visit

We put a tape on the beam and write down what it reads before we touch anything, because the number matters and because the owner deserves to see it. Then both brackets come down to spec, square to each other and firm to the track.

Alignment is the next part. The receiver has an indicator light that tells you whether it is seeing the transmitter, and the useful skill is reading how the light behaves rather than whether it is on. A steady light with a solid margin is what we want. A light that holds until you lean on the track, or that drops out on a windy afternoon, is telling you the two housings are only just seeing each other.

Then the wiring. Sensor wire is low voltage bell wire, usually stapled along the jamb, and near the water the staples rust and cut into the insulation. We trace the full run, replace anything pinched or corroded, and re-secure it clear of where a car door will find it.

The Ones That Were Defeated On Purpose

If you have taped over a lens, bridged the terminals, or set both eyes on a shelf pointing at each other, we are not going to lecture you. It happens because the door was reversing at random and you wanted to park your car. But we will find the underlying fault before we put the protection back, otherwise you will be back to the tape inside a week.

The usual culprits are low afternoon sun landing directly on the receiver, a bracket bent just enough to throw the alignment, a chewed or pinched wire, or a door that is binding in the track and reversing on force rather than on the beam. All of them are findable, and none of them cost much to put right.

Coastal Detail

Huntington Beach eats sensor hardware. Salt gets into the terminal screws inside the housings, into the staples, and into the pot metal brackets, and a connection that is merely tarnished will pass on a dry day and drop out in the marine layer. Intermittent faults are far more common here than they are inland, and they are exactly the kind of fault that persuades a homeowner the sensors are just unreliable and may as well come out.
